Many Professional Sealcoaters provide a Spray method, but at Z & J, we still complete the process the old-fashioned way using a Shop Broom method. This allows the sealer to penetrate the openings of the asphalt providing a better seal and bond. Read more below in the FAQ section.

After construction of a driveway or parking lot, how long should I wait to apply sealcoat?
Once a parking lot or driveway is laid with new asphalt, you can generally expect to wait 1 year before having to think about sealcoating.
Should I worry about sealcoating my asphalt surface?
We understand there is a significant cost when you invested in your asphalt surface, so you need to maintain that surface from the elements. Asphalt surfaces can become brittle and dry over time leading to crumbling surfaces. Sealcoating allows that investment to stay operable for a longer amount of time.
What should I look for in a Professional Sealcoating Contractor?
Primarily you should look for a contractor that is insured and can provide references from previous projects. Z & J Sealcoating is insured. You may also contact us for references and you can see our recent projects on this page.
Does it make sense to sealcoat every year?
No. With a Spray-On method, this may require the process to be completed yearly. Since Z & J Sealcoating uses a Shop Broom method, this coats the asphalt surface evenly allowing you a longer duration between applications. We recommend sealcoating every 3 years with the Shop Broom method, though applying yearly with the Shop Broom method will provide the highest protection for your investment.
What happens if it rains on the day Z & J is scheduled to sealcoat?
Sealcoating needs a relatively dry environment to allow the sealcoat to bind to the asphalt. Z&J will work with you under these circumstances to reschedule.
Can Z & J Sealcoating seal asphalt year-round?
Unfortunately no. There needs to be an ambient temperature of 32 degrees Fahrenheit to sealcoat.
How long after sealcoating can I drive on my asphalt surface?
We recommend waiting 24 hours after sealcoating to drive or walk on a surface. If you have special circumstances, we can work with you to provide an action plan to sealcoat specific areas at specific times to keep your business working.
